You may be among the many sellers today who all want to sell your house quick and get your transaction closed right away, too. Well, the truth is that all of us want to close quickly, whenever we decide to list and sell a house. The process of putting our house on the market is basically a job, and most of us just want to make our lives easier, not more complicated. What I'm saying is, if you want to sell your house quick you have a lot of company because most sellers all want the same thing.

If you wonder what you can do on your own to sell a house faster, I've got an answer for you. The answer involves some of your time and attention, and many sellers find themselves a little short of time and attention right now. That's why they often choose to delegate the marketing and closing of their homes to an agent, an attorney or title company.

Personally, I hire an agent whenever it's the best way to sell a particular house. Most of the time I sell my own house, marketing it and overseeing the closing process myself, or sometimes my team handles it for me if I need to delegate because I'm busy. It is clear, however, that the more I participate in marketing and closing my own house, the more I am actually invested in hiring someone else to handle it for me.

Let's look at it another way: I must pay close attention to the various tasks required to market and to close a sale on my house, and that means regardless of whether I am taking care of those tasks myself. I have to continue to pay attention and to care about them even when I delegate those tasks to others. You'll find that you, as the seller, must continue to accept the full responsibility and own the challenge when you sell your house, and that goes double when you want to sell your house quick.

Having a chat with your agent to define the specific list of marketing tasks, then deciding which tasks she will be handling on your behalf and which tasks you will be handling on your own, all moves you forward in managing your responsibility as a seller. That way, you know what's expected of your agent, and she knows what's expected of you, which is what a healthy working relationship looks like.

It is one which holds you accountable as the seller, no matter what, because if your agent doesn't perform her duties and get the house sold, then it is still your job to get a different agent. Over the years I have established many working relationships with real estate agents by working jointly to get my house sold. When we cooperate in this way it can speed up the sale process when I want to sell a house quick.
